Corona del Sur
A New Urbanism Community by Trinary Development
Corona del Sur is organized around the preserved Rosillo Creek greenbelt, forming an ecological spine that connects directly to the regional Salado Creek Greenway. The masterplan prioritizes compact, connected mobility, stormwater resilience, and sustainable land use — concentrating density near the town center while preserving open space and natural buffers.
The community includes over 900 residential units spanning a diverse mix of housing types — from multifamily apartments and condominiums to live-work units, townhomes, and build-to-rent single-family homes. Complemented by over 100,000 square feet of commercial space, including retail, office, and service uses, Corona del Sur supports a vibrant, inclusive neighborhood designed to meet the needs of multiple lifestyles, income levels, and daily conveniences.
Creek-Integrated Nature Corridor
Serves as the ecological backbone of Corona del Sur — a preserved greenway along Rosillo Creek that combines stormwater management with trails, open space, and native landscaping. It supports both mobility and resilience, linking neighborhoods to the Salado Creek Greenway while enhancing habitat and community connection.
Town center
The Town Center is the vibrant heart of Corona del Sur — a compact, mixed-use district anchored by 250 multifamily units, 30,000 square feet of retail, and a civic plaza that opens directly onto the Creek-Integrated Nature Corridor. Designed for daily convenience and social gathering, the Town Center blends housing, commerce, and green space into a walkable, community-focused hub.
Residential Villages
The Residential Villages span 110 acres and include 600–700 homes across a mix of townhomes, duplexes, and build-to-rent single-family units. Organized in walkable block patterns and woven alongside parks and trail connections, these neighborhoods offer housing diversity, everyday access to nature, and a strong sense of place within the broader community framework.
Mixed use / flex pads
The Mixed-Use / Flex Pads cover 20 acres and feature 70 live-work units, 80,000 square feet of retail and commercial flex space, and community-serving amenities positioned at key intersections. Designed to support local businesses, wellness, and daily convenience, this district brings activity and services directly into the neighborhood fabric.
